Popcorn ceilings date the whole room
You renovate the kitchen. New floors, new paint. Then you look up and it is still 1978 up there.
Popcorn texture traps dust. It catches shadows. It makes rooms feel older than they are. It is a pain to paint. And it is nearly impossible to patch invisibly.
We remove popcorn ceilings across Richmond, VA. We scrape the texture off. We skim-coat the ceiling smooth. We sand it flat. It is left ready for paint — or we retexture it for a modern finish.
The difference is night and day. Smooth ceilings bounce light better and make rooms feel taller and cleaner.
How it works
First, the room gets sealed. We cover floors and walls in plastic and hang sheeting over doorways. Scraping makes a mess — containing it is half the job.
Then we wet the texture and scrape it off. Water softens the texture so it comes away cleanly. We work in sections, keeping the ceiling damp as we go. Dry scraping gouges the board underneath.
Under the popcorn, the drywall is usually unfinished. It was never taped and floated. The texture was meant to hide it all. So after scraping, we tape the seams and skim-coat the whole ceiling. Skim coating means thin layers of compound spread over the entire surface until it is flat.
Then we sand. Overhead sanding with dust control, working the ceiling until it is smooth to the eye and the hand. Then a final check with raking light — a bright light held at an angle shows every flaw while we can still fix it.
A note on older texture
Popcorn texture from before the early 1980s can contain asbestos. That matters. We take it seriously.
If your home is from that era, get the texture tested first. A lab test costs little and runs fast. If it tests positive, you need an asbestos-abatement crew. That is a different trade. We will tell you so straight.
If the test is clear, or your home is newer, we do the removal ourselves. Never scrape old texture on a guess. Test first.
Smooth or retextured?
Most customers go smooth. Smooth ceilings look modern, reflect light well, and are easy to repaint later.
Some prefer a light modern texture. Knockdown or orange peel. It hides minor flaws and adds character. We spray either one after the skim coat.
What we do not do is put popcorn back. Nobody asks, but just so we are clear.
What the ceiling looks like after
Flat. Clean. Ready for paint. The skim coat fills the low spots and the sanding takes down the high ones. Raking light check at the end catches anything our eyes missed.
We leave ceilings paint-ready, not painted — unless you ask us to roll the paint too. Most customers paint themselves or have a painter lined up.
The mess question
Yes, removal is messy. Wet texture falls in clumps. Skim coating flicks compound. Sanding makes fine dust.
That is why the room gets fully sealed before we start. Floors covered, walls covered, doorways sheeted. We clean up every day and do a full cleanup at the end. The mess stays in the work room.
Clear the room if you can. Furniture we cannot move gets wrapped in plastic.
When to schedule removal
The best time is before you paint or move furniture in. Removal goes fastest in an empty room. If you are renovating, put the ceilings first on the list.
Many customers time it with a larger refresh: new floors, new paint, new lights. The ceiling sets the tone for the whole room. A smooth ceiling makes fresh paint look better.
Whole-house jobs run room by room. We seal one room, finish it, and move to the next. You stay in the house the whole time.
